Economists and industry analysts have released their early predictions for 2026 and the projections vary....widely.

Some forecast a strong rebound, with existing-home sales rising 10–14% as predicted mortgage rates ease.
Other experts predict flattening prices across the Houston metro, with 0–2% appreciation, suggesting more negotiating power for buyers.
Inventory is expected to continue rising, though certain neighborhoods may remain competitive due to limited turnover - this is nothing new. 
Meanwhile, Houston’s job growth and in-migration continue to support long-term housing demand.

The takeaway? The data is informative, but certainly not unanimous.
Real estate is influenced by rates, inventory, inflation, buyer sentiment, and economic shifts. And these are all variables that can change quickly. Even the best forecasts can’t fully predict what 2026 will hold.

So when is the “right time” to make a move?

This is the only consistent piece of advice that I can give. The right time to move is when your life says so, not when the experts say so. Selling and/or purchasing a home is a very personal decision and needs to make sense for your specific situation.
If you need more space, need to downsize or desire a lifestyle change, the best time to make a move is when it aligns with your personal goals and financial comfort.
